At RPK Construction, we specialize in structural assessments and structural repair services for homeowners throughout Bucks County, Philadelphia, and the surrounding communities. Structural Problems Should Never Be Ignored

Structural damage rarely improves on its own. Small warning signs can gradually become larger issues that affect the safety, performance, and value of your home.

Structural concerns may develop due to:

Water intrusion
Termite damage
Foundation settlement
Aging building materials
Improper renovations
Undersized structural components
Over-spanned floor joists
Removal of load-bearing walls
Poor construction practices
Structural modifications completed without proper support

Many homes throughout Bucks County and the Philadelphia area were built decades ago under different building standards and codes. While these homes often have tremendous character and value, they can also present structural challenges that require professional evaluation and repair.

The good news is that many structural issues can be corrected when properly diagnosed and addressed by experienced professionals.

Signs Your Home May Have Structural Damage

Many homeowners are unsure whether they are dealing with a cosmetic issue or a structural problem. While every situation is different, there are several common warning signs that may indicate the need for a professional structural assessment.

Bowing Walls

Foundation walls that bow inward should never be ignored. These conditions often result from hydrostatic pressure, soil movement, or structural deficiencies that can worsen over time.

Solutions may range from reinforcement systems such as Carbon Fiber Straps and Wall Stabilization Systems to more extensive structural repairs.

Structural Damage From Water or Termites

Water intrusion and termite activity can severely weaken critical structural components including sill plates, beams, joists, and framing members.

Our team regularly performs repairs involving Termite Damage Repair and structural wood replacement to restore the integrity of affected areas.

Doors and Windows That Stick

Doors and windows that suddenly become difficult to open or close may be a sign that the framing of your home is shifting.

Structural movement can alter the shape of openings over time, creating operational issues that often indicate larger underlying concerns.

Sagging or Uneven Floors

Floors that feel uneven, bouncy, or noticeably sagged often indicate issues with floor joists, beams, support columns, or foundation settlement. In many cases, homeowners first notice the problem when furniture appears unlevel or floors feel soft underfoot.

If you’re experiencing uneven floors, our team can determine whether repairs such as Joist Sistering, additional support systems, or floor stabilization may be appropriate.

Cracks in Walls, Ceilings, or Foundations

While some minor cracking is normal as homes settle, larger cracks or cracks that continue to expand may indicate structural movement.

Pay particular attention to:

Stair-step cracks in masonry
Horizontal foundation cracks
Large drywall cracks
Cracks around windows and doors
Reoccurring cracks that return after repairs

When structural movement is suspected, professional evaluation is essential to determine whether repairs such as Foundation Crack Repair or additional structural reinforcement may be necessary.

Professional Structural Assessments

Every successful structural repair begins with a thorough assessment.

At RPK Construction, we take a practical, solution-focused approach to evaluating structural concerns. Our goal is not simply to identify problems but to determine the most effective path toward a safe and lasting repair.

During a structural assessment, we evaluate:

Visible structural damage
Floor framing systems
Load paths and support conditions
Foundation concerns
Signs of settlement
Moisture-related damage
Previous structural modifications
Beam and column performance
Structural alterations completed by previous owners

Many homeowners are surprised to learn that not every structural issue requires a major repair. In some cases, localized reinforcement or targeted corrections may be sufficient to restore stability.

When engineering is required, RPK Construction works alongside licensed structural engineers to ensure repairs are properly designed and executed in accordance with applicable building requirements.

Our experience allows us to bridge the gap between structural evaluation and practical construction solutions, helping homeowners move confidently from diagnosis to repair.

Get Answers Before Structural Problems Get Worse

Structural issues rarely improve on their own. The sooner a problem is identified, the more options homeowners typically have for repair.

Schedule a structural assessment with RPK Construction and get honest recommendations from a contractor experienced in structural repairs, beam installations, load-bearing wall removal, and foundation-related concerns.

Why Structural Expertise Matters During Renovation Projects

One of the most common situations where structural expertise becomes essential is during remodeling and renovation projects.

Homeowners often wish to:

Open up floor plans
Remove walls
Expand kitchens
Create larger living spaces
Renovate older homes
Reconfigure layouts

Many of these projects involve structural considerations that must be addressed correctly to ensure safety and code compliance.

For example, removing a wall often requires careful evaluation to determine whether it is load-bearing. If structural support is required, solutions may include:

Load Bearing Wall Removal
Steel Beam Installation
Steel Support Column Installation
Header Installation Services
LVL Beam Installation

This combination of remodeling experience and structural expertise is one of the reasons homeowners throughout Bucks County and Philadelphia trust RPK Construction for both structural repairs and renovation projects.

Structural Repair Services We Provide

RPK Construction provides a wide range of structural repair services for homeowners throughout Bucks County, Philadelphia, and surrounding areas. Each home is different, so our repair recommendations are based on the condition of the structure, the cause of the problem, and the safest long-term solution.

Load Bearing Wall Removal

Removing a load-bearing wall requires careful planning, temporary support, and the proper installation of permanent structural support. This type of project is common during kitchen renovations, open-concept remodels, and larger home renovation projects.

Steel Beam Installation

Steel beams are often used when a home requires strong, long-span structural support. They may be needed during wall removal projects, basement structural repairs, major renovations, or situations where existing support is inadequate.

LVL Beam Installation

LVL (Laminated Veneer Lumber) beams provide exceptional strength and stability for residential structural applications. Whether supporting an open-concept renovation, reinforcing floor systems, or replacing undersized framing, LVL beams offer an engineered solution designed for long-term performance.

Structural Header Installation

Headers play a critical role in transferring loads above doors, windows, stair openings, and wall modifications. Proper header sizing and installation helps maintain structural integrity while supporting remodeling and renovation projects safely.

Steel Support Column Installation

Steel support columns provide reliable vertical support for beams, floor systems, and structural modifications. They are commonly used during basement repairs, load-bearing wall removal projects, and structural reinforcement work where additional support is required.

Sagging Floor Repair & Floor Lifting

Sagging or uneven floors can be caused by weakened joists, settlement, water damage, termite activity, or aging structural systems. We identify the root cause and recommend stabilization, reinforcement, leveling, or floor lifting solutions based on the condition of the structure.

Foundation Crack Repair

Foundation cracks should never be ignored. Our team evaluates the severity of cracking, identifies potential causes, and recommends practical repair solutions designed to restore structural stability and prevent future damage.

Sill Plate Replacement

Sill plates serve as the connection point between your home’s framing and foundation. When moisture, termites, or age compromise these critical components, replacement may be necessary to restore proper structural support and protect the integrity of the home.

Termite Damage Repair

Termites can cause significant structural damage before homeowners realize a problem exists. We repair damaged framing, joists, beams, sill plates, and other structural components while restoring the strength and stability of affected areas.

Bowing Wall Repair & Structural Reinforcement

Bowing walls often indicate foundation pressure or structural movement that requires immediate attention. Depending on the condition of the wall, repair options may include carbon fiber straps, wall anchors, steel reinforcement systems, or structural rebuilding solutions.

Stair Header Supports

Proper stair header support is essential for staircase stability and safety. We evaluate existing framing conditions and provide repairs or reinforcement solutions designed to maintain structural integrity and support long-term performance.

Joist Sistering

Joist sistering is used to strengthen damaged, weakened, or undersized floor joists. This repair can help improve floor stability, reduce sagging, and reinforce areas affected by age, water damage, termite damage, or previous modifications.

Structural Repairs for Older Homes

Many homes throughout Bucks County, Philadelphia, and nearby communities were built decades ago using different construction methods, materials, and building standards. Over time, these homes can develop structural issues caused by aging materials, settlement, water intrusion, termite damage, or previous renovations that were not completed correctly.

Older homes may also have hidden structural problems that only become visible during remodeling projects. For example, a kitchen renovation may reveal undersized beams, compromised floor joists, outdated framing, or previous wall removals that were not properly supported.

RPK Construction has extensive experience working with older homes and understands how to identify structural concerns before they become larger problems. Our team focuses on practical, honest recommendations that help homeowners protect the safety, function, and long-term value of their property.

Why Homeowners Choose RPK Construction

Homeowners choose RPK Construction because they want more than a contractor who can complete a repair. They want a team that communicates clearly, shows up reliably, explains the issue honestly, and completes the work correctly.

Structural work requires trust. Homeowners need to know that the contractor they choose understands the seriousness of the issue and will not take shortcuts. At RPK Construction, we focus on identifying the real problem, explaining the best available options, and completing the repair with care and integrity.

Just had RPK work on various projects at our house including covering new ductwork and fixing areas where we had radiators removed. Could not have had a better experience. The office was readily available to answer any questions we had. Peter, Vasil and Kamil made sure the job was done both timely and professionally. The finished work came out looking better than we could have expected. If I could give them more than five stars I would. This is the second project they’ve helped us with. Could not recommend RPK higher.

RPK was wonderful to work with. They were so fast on both of my projects when they got here. The tile project is better than I thought it would be. They added tile that I thought was impossible to add and fixed up my broken woodwork which they didn’t need to do. The transition is so smooth to my hardwood (Their colour match skills are good). Please see pictures.

The other project was replacing a ceiling that had rotted and was full of all manner of nasty things. It is now lovely. They added some quarter trim and insulation and it may be cleaner than I made it for them to start.

I would like to add that they were very respectful of my kids being around and treated our space to good language and clean work habits. This was wonderful since my homeschool kids were around the house for the whole project. This is an A+ company in my books.

My recent experience with RPK Construction has been exceptionally positive. This company’s work is by far the best that I have had done in my 35 years as a homeowner. The owner, Kamil, was highly recommended by my Fairmount neighbors.
The experience actually exceeded my high expectations. I am so impressed by Kamil’s knowledge, expertise, reliability, accessibility, accountability and ethics. Boris is a highly skilled craftsman who does exquisite work - simply flawless kitchen renovation and brick patio/drainpipe work. Marko is great also, facilitating efficiency in his important role as support person.
I have such gratitude for the stress-free and rewarding experience I have had with RPK Construction and look forward to using them for all future needs.

Working with RPK Construction has been a fantastic experience from start to finish. Every item on our estimate was completed with precision, detail and care. The crew worked hard and efficiently and consistently went above and beyond our expectations. Our project manager David was always available to answer our questions, explained all work clearly and offered solutions to any changes that arose during the job. RPK makes it easy to follow the work, all paper work is well organized and easy to see where you at in the job. We are grateful to have found this company. Their work was excellent, the communication was clear and organized, the price was fair and every one we worked with from start to finish was talented at their job and respectful of our home. We look forward to working with RPK in the future. Thank you Robert, David, Bart, Johnny, Norbert and all the rest of the crew!

We have a 150-year-old row home in Philly and needed to get our joists sistered for structural stability. RPK team was super responsive through the whole process, got the project done faster than anticipated, and left the house totally spotless even during a week when the ground outside was covered in mud and slush. I only met the team briefly when I arrived home from work one night but they were very kind! They even brought in a package on our doorstep and undoubtedly saved it from the very active porch pirates in our area. I appreciate the great level of care they took with the project and our home and we will absolutely be return customers.

We discovered that the joists in our attic were detached from the header joist, and we also had a cracked stud in our kitchen that needed support. Robert from RPK Construction proposed attaching an additional joist properly connected to the header joist, with access through the master bedroom ceiling and attic.

Kamil, our project manager, walked through the day prior to assess materials and equipment needed. He coordinated everything well, was responsive, and answered our questions & concerns. The crew prepared the path and laid protective covering on floors and stairs before starting, which we very much appreciated!

Victor and Vova were highly skilled craftsmen who did excellent work. They were meticulous, kept the job site clean, and arrived on time each day. They ensured we could still sleep in the bedroom despite the ongoing work. Before closing up the attic drywall, we inspected everything to confirm we were satisfied. Yaroslav and Roman came the final day to return furniture to place and ensure everything was cleaned up.

We are really happy (and feel safer!) with the work by RPK Construction & would not hesitate contacting them again for any other house projects.

RPK Construction is excellent- I’ve already recommended them to several friends. I spoke to & received estimates from five contractors for a bathroom renovation and Robert stood out for his expertise, communication skills and staffing infrastructure. They exceeded my expectations. The work was done efficiently, expertly and with care, and there was clear and consistent communication around every aspect of the job- not just the work itself but also ordering and billing. Really a top notch team and I would highly recommend RPK Construction. They were a pleasure to work with and we love the new bathroom.

I hired RPK construction to perform structural assessment and repairs on my home, resulting from fairly severe water damage in a location where a roof line met a wall. The section had to be rebuilt and floor joists above sistered. As part of the rebuild, I had my original sliding glass door replaced with a double-hung Okna window. Further, in the process of performing the job, Robert's team discovered that the entire strip of roof along the wall had to be replaced and properly flashed. They did this at no additional charge. They also upgraded some insulation in an adjacent overhang from R13 to R49 per my request while performing the work.
I initially received quotes from 3 contractors, all with excellent online reviews. From the start, Robert was by far the best with timely communication, and this continued through the project duration. The work was performed very efficiently and my family is highly satisfied with the finished product - the water damage issues that had stressed us for the last few years are but a distant memory; the new space is a pleasure to spend time in. Robert's team members were all extremely pleasant and respectful, and left the work site clean and organized. I highly recommend this contractor. I'd absolutely hire again.

Frequently Asked Questions About Structural Repairs

What are signs of structural damage in a home?

Common signs of structural damage include sagging floors, uneven floors, large drywall cracks, foundation cracks, bowing walls, sticking doors or windows, sloped floors, and visible damage to beams, joists, or framing. If you notice any of these issues, it is best to schedule a professional assessment.

Do I need a structural engineer for structural repairs?

Not every structural repair requires an engineer, but some projects do. Engineering may be needed for load-bearing wall removal, beam sizing, foundation movement, major structural modifications, or repairs that require formal design documentation. RPK Construction works with licensed structural engineers when required so repairs can be properly evaluated and completed safely.

Can a load-bearing wall be removed?

Yes, many load-bearing walls can be removed when the proper structural support is designed and installed. This usually involves temporary support during construction and permanent support such as a steel beam, LVL beam, header, or support columns. Learn more about Load Bearing Wall Removal.

What causes sagging floors?

Sagging floors can be caused by weakened joists, undersized beams, foundation settlement, moisture damage, termite damage, age, poor original construction, or previous renovations that altered the structure. The correct repair depends on the cause of the problem.

How much do structural repairs cost?

The cost of structural repairs depends on the type of issue, severity of damage, accessibility, materials required, whether engineering is needed, and how much of the structure must be repaired or reinforced. A small localized repair will cost much less than a major beam installation, foundation repair, or floor system replacement.

Are foundation cracks always a structural problem?

No. Some foundation cracks are minor or related to normal settlement, while others may indicate water pressure, soil movement, or structural instability. Horizontal cracks, widening cracks, stair-step cracks, or cracks accompanied by wall movement should be evaluated promptly. Learn more about Foundation Crack Repair.

How long do structural repairs take?

The timeline depends on the type and complexity of the repair. Some localized repairs can be completed relatively quickly, while larger projects involving beams, wall removal, foundation work, or extensive framing repairs may require more planning, materials, inspections, and coordination.
