A common inquiry that we receive is for uneven floor repair in older homes in the Philadelphia area. Although lifting or jacking a floor to level may seem like a good approach, this is not always an optimal solution. As our homes age water damage, foundation issues, settlement, termite damage, improper carpentry alterations, and damage caused by incorrect mechanical installations can lead to unlevel floors. Lifting and jacking floors can lead to collateral damage to the finished materials above. For example, if doors and windows are installed before the repair, jacking the floors can cause those doors and windows to improperly close. Additionally, jacking the floors can lead to cracks in drywall and plaster and other similar concerns.
We recommend three approaches that are more suited to the scale of the project you have in mind. The first approach is to Stabilize the affected areas only. The second approach is more extensive and involves replacing the entire affected floor. And the third approach is lifting and jacking during a much larger renovation project.
Stabilize
This approach is most often applied to a smaller-scale project. We start by addressing any damaged area whether that be from water, termites, or settling concerns. We can add support columns and sister the damaged joists to prevent any further structural damage.
Leveling/Increased support
This approach is recommended when you are already planning to remove the floor in question. We can then gain access to all the floor joists in the sagging area to sister the joists that are affected. Sometimes we will install footers, headers, and/or beams beneath this floor and then install the new floor on the level and supported structure.
Lifting/Jacking
If you are planning to renovate on a much larger scale including doors and windows, drywall or plaster repairs, and the flooring, then we can recommend lifting and jacking to address the uneven floors. Since jacking the floors can cause collateral damage, it’s an approach we only recommend when you are prepared to address all the side effects that jacking can lead to.
